In 2009, CBL & Associates Properties brought Settlers Ridge, a new 300,000 square foot outdoor shopping center, to Robinson Township, Pennsylvania, a suburban Pittsburgh area already well known for its upscale enclosed mall and vast array of open air retailers. ka provided the site and land planning, architecture and environmental graphic design to this highly-visible 79-acre development.

The center's tenant mix and design make Settlers Ridge a first-class shopping destination that draws connections to the character of Pittsburgh and the western Pennsylvania region. On-street parking in front of small shops creates a walkable streetscape that allows shoppers to browse the wide range of specialty retail, connecting also to the center's new Barnes and Noble and REI stores. An L.A. Fitness at the southwest end of the shops fills the region's need for a new fitness club. Giant Eagle anchors the west end of the project with its first ground-up Market District, a 150,000 high-end "destination store." An entertainment district complete with a new 16-screen Cinemark theater and several popular restaurants such as Cadillac Ranch and Red Robin caps the east end.

The project's architecture captures the eclectic mix of buildings styles evocative of Pittsburgh's neighborhoods and surrounding towns. The building scale, material selection and varied roof forms, silhouetted against hilly terrain, reinforces the lifestyle center's design. Retail storefronts punctuated with corner towers and articulated arches overlook the pedestrian areas and plaza spaces
