Situated on an urban corridor just outside of campus proper, the site itself would enjoy the activity generated by a new sporting facility across the street. Thus, the "village" format-itself and aesthetic improvement over the large, institutional-style buildings of traditional student housing-responds well to current student lifestyles. The plan's flexibility allows a first-level retail component to serve as an active face on the street side while efficiently designed apartment buildings clustered behind it offer a variety of unit types. And, should a parcel of land prove difficult to obtain or more land become available, the project can easily be built in phases and the revenue stream started as soon as the first buildings are completed.
